Detailed Site Investigations (DSI) are required when a proposed development site has been involved in HAIL activities that prevent the project from going ahead. It is typically the second stage in the investigation process after undertaking a Preliminary Site Investigation (PSI).

Whilst the PSI is a desktop exercise that provides an understanding of former land use activities, a DSI takes your investigation one step further. It involves designing a sampling and analysis plan, collecting and testing samples, reporting how the results compare to relevant soil contamination standards, and providing recommendations for how your project can proceed from here.

Sampling Methods and Analysis

Building upon the foundations laid by a Preliminary Site Investigation (PSI), the DSI is your key to unlocking a deeper understanding of any contaminated land risks at your site.

  • The sampling and analysis plans we employ consider various factors: the site's previous hazardous substance storage and use, the nature of the contaminants involved, and the potential receptors and pathways that affect contamination migration, including; site topography, geology, and depth to groundwater.

  • Our sampling activities primarily focus on the areas of the site that are most likely to have been impacted by HAIL activities. We work with reputable laboratories to thoroughly analyse the samples and report relevant results. We use efficient data collection and management platforms such as datanest.

  • Depending on the specific requirements of your project, we can use a wide range of techniques and equipment, from basic hand-augured soil samplers to advanced drill rigs, photoionisation detectors for volatile compounds, x-ray spectrometers for instant semi-quantitative heavy metals, and more. We also own a wide range of groundwater, surface water, and sediment sampling equipment.

  • After conducting an in-depth analysis, we usually measure our findings against the relevant Soil Contaminant Standards (SCS) and use this to form the basis of recommendations in the reports you receive.

  • If our initial tests identify significant soil impacts that need more in-depth analyses, we can undertake groundwater, sediment, soil gas, and surface water testing to fully characterise potential human health and environmental risks. We can also develop site-specific criteria for unique land use activities not covered by the soil contaminant standards. This can demonstrate that soil quality is suitable for the land use proposed or reduce the remediation requirements within a site.
